AIPL clears Rs 137 cr EDC dues; DreamCity Ludhiana enters next phase

Ludhiana (Punjab), February 10, 2026: North India’s leading real estate developer, AIPL (Advance India Projects Ltd), has announced the completion of its full and final payment of External Development Charges (EDC) amounting to ₹137 crore to the Greater Ludhiana Area Development Authority (GLADA), Government of Punjab.
With this payment, AIPL has fully discharged its EDC obligations, marking a significant milestone in the development of AIPL DreamCity, Ludhiana.
The ₹137 crore payment is among the highest EDC contributions made by any developer in Ludhiana, underlining AIPL’s commitment to regulatory compliance and responsible urban development.
Commenting on the development, Hemant Gupta, Executive Director, AIPL DreamCity, Ludhiana, said the full payment of EDC reflects the company’s strong emphasis on statutory compliance and financial discipline.
“The complete payment of EDC to GLADA reinforces AIPL’s commitment to supporting Punjab’s urban infrastructure development while maintaining the highest standards of compliance. It also strengthens confidence among homebuyers and institutional stakeholders,” he said, adding that AIPL has paid one of the highest EDCs in the state.
AIPL has also expressed hope that a significant portion of the EDC funds—ideally around 50 percent—will be channelled towards strengthening infrastructure in and around the AIPL DreamCity catchment area, where on-ground infrastructure currently faces capacity constraints. The targeted deployment of these funds is expected to improve connectivity, civic services, and overall urban efficiency in the region.
AIPL DreamCity, Ludhiana, is a 500+ acre sustainable, integrated township being developed as a future-ready urban destination.
